There seems to be no stopping the runaway train that is Colorado real estate. Year over year and month over month we continue to see buyers paying more and more. Buyers are offering sellers things that were unheard of 2 years ago. Real estate agents across Colorado are seeing buyers offering sellers things like 60-day leasebacks, for free. Offer to waive appraisals or covering a “gap” in the purchase price and appraised price. Sellers are seeing their homes on the market for a very short time. Usually, most homes are going under contract in under 30 days. Really desirable homes are selling a weekend seeing multiple offers.

Evergreen, Colorado is one of the hottest real estate markets in Colorado. With an average home sale of over $1,000,000 it is getting hard to even find homes for sale in the area. If a buyer does find the perfect home they need to move on it right away since we are seeing most homes selling in under 7days. Other hot markets in the Denver Foothills are in Golden, CO and Morrison. There doesn’t seem to be any signs of this trend slowing. The demand for housing is still way higher than the market can bear. This doesn’t seem to be discouraging buyers. They continue to make offers on their dream homes in hopes of getting their offer accepted. Most buyers that can stand the emotional rollercoaster will eventually find that home and get their offer accepted.
